We reject more properties than we list. Here's exactly what a seller's property has to survive before it ever appears on our site.

People assume real estate brokers list everything they're given. That's how the industry works almost everywhere — including, until recently, here. We do the opposite.

The number that surprises most people

For every ten properties brought to us by sellers, roughly six to seven do not make it onto our website. That ratio is not a bug. It's the entire point.

What every property has to pass

Before a single photo is uploaded, a property has to clear five checks. If it fails any one of them, it doesn't get listed.

1. Ownership chain

We trace the title back as far as the documents allow. We check for inheritance gaps, undocumented transfers, and claims from extended family. If the chain has a hole, the deal has a bomb.

2. Document authenticity

Forged or altered documents are not as rare as buyers want to believe. We physically inspect originals, cross-reference with the relevant district records where possible, and flag inconsistencies in stamps, signatures, or dates.

3. Physical-to-paper match

The boundaries on the deed must match the boundaries on the ground. Sounds obvious. It is the single most violated rule in this market.

4. Seller credibility

Who is the seller? What is their history? Have they sold before? Have any past buyers had disputes? In a market this connected, a few phone calls reveal a lot.

5. Pricing realism

If a seller insists on a price that is 30–40% above any defensible comparable, we don't list it. Overpriced listings damage buyer trust and waste everyone's time. We tell sellers the truth, even when they don't want to hear it.

When you scroll our site, you're not seeing "all properties available." You're seeing the ones that survived a process most firms don't even run. That's the value we provide before you've spoken to a single agent.
