If you're about to buy your first property in Mogadishu, this letter is for you. Read it before you sign anything.

Dear first-time buyer,

I don't know your name, your budget, or whether you're calling Mogadishu home for the first time or returning after twenty years abroad. But I know this: you are about to make one of the most consequential financial decisions of your life, and almost no one has prepared you for it.

So let me try.

Expect to feel out of your depth — that's healthy

If this feels overwhelming, you are paying attention. The buyers I worry about are the ones who feel confident on day one. Confidence comes from doing this many times. On your first deal, caution is not weakness. It is wisdom.

You are not just buying a property. You are buying a process.

Where you buy matters. What you buy matters more. But who walks you through the buying matters most. The right broker, lawyer, and verification team will protect you from mistakes you wouldn't even know were happening. The wrong ones will let you walk into them with a smile.

What to do before you fall in love with anything

  • Set a real budget — including the 8–12% post-purchase costs nobody warns you about.
  • Decide your purpose first: home, rental, or appreciation. Each demands a different property.
  • Visit at least 5–7 properties before making any decision. Pattern recognition only starts after the fifth viewing.
  • Ask for documents before you ask for price.
  • Walk away from at least one property you love. It's the discipline that protects every future deal.

What to do during the deal

  • Get everything in writing, in both Somali and English if you're diaspora.
  • Use traceable payment methods only. No cash handoffs.
  • Verify the seller's identity against the title — yourself, not through a friend of a friend.
  • If anything feels rushed, slow it down. Real sellers wait. Bad sellers don't.

What to do after you sign

  • Register the property properly. Don't postpone this.
  • Document everything — photos, receipts, inspection notes — for the day you sell.
  • Stay in touch with your broker. The relationship doesn't end at the keys.

The one thing I wish every first-time buyer knew

The market doesn't reward the boldest. It rewards the most prepared. Boldness without preparation is how people lose homes. Preparation without fear is how people build them.

You can do this. Just don't do it alone, and don't do it fast.
