1. The cheapest property is almost always the most expensive

When a price looks too good in Mogadishu, it usually is. The discount is hiding inside a missing document, a contested heir, or a boundary that doesn't match the deed. I've seen buyers save $5,000 on the asking price and spend $25,000 fixing what came with it.

2. Paperwork beats personality

A friendly seller is not a clean title. I've closed deals with people I didn't particularly like, because the documents were perfect. And I've walked away from charming sellers whose paperwork couldn't survive ten minutes of scrutiny.

3. Mogadishu rewards patience, not speed

Every rushed deal I've witnessed has cost someone money. The market is moving fast, but the smartest buyers move at their own pace. Urgency is a sales tactic, not a strategy.

4. Location logic is changing faster than people realize

Neighborhoods that were considered second-tier five years ago — parts of Wadajir, Hodan's edges, certain Kahda corridors — are quietly becoming first-tier. The buyers who win in 2027 are the ones reading the city today, not yesterday.

5. Reputation compounds. So does the lack of it.

Every clean deal we close brings us three more. Every shortcut a competitor takes eventually catches up to them. This industry has a longer memory than people think.
